What we deliver

Six building-services categories,
one in-house team.

Most commercial fit-outs need at least three of these trades. We deliver all six under one contract, on the same install timeline, wired and signed off as a single integrated system, not stitched together from four contractors' work.

How we design the right system

Five things that decide whether
your services work or fail.

Bad building services don't show up on day one. They show up in winter, at peak load, or when the inspector turns up. Here's what we work through before quoting.

01

Load assessment: sizing the supply

Adding LED screens, EV chargers, server rooms, or new lighting often pushes existing distribution boards past their rated capacity. We start with a full load assessment of your incoming supply, existing DB, and projected demand.

Under-sized supply is the single most common reason commercial electrical jobs come back six months later. We design with 25 to 30% headroom by default.

02

Lighting design: lux, energy, emergency

Warehouses, offices, retail, and cash & carry each need different lux levels. We design to BS EN 12464 standards: 200 lux for general warehouse, 300 lux for picking aisles, 500 lux for offices, 1,000 lux for inspection areas.

Every install includes emergency lighting to BS 5266, with 3-hour batteries and quarterly testing as standard.

03

Compliance: certifications and sign-off

Electrical work is certified under BS 7671 (18th edition) and signed off as Part P notifiable. Fire alarms to BS 5839. Emergency lighting to BS 5266. CCTV systems GDPR-compliant for staff and customer footage.

All certificates issued in your name at handover. Nothing left for you to chase.

04

Future-proofing: capacity for what's next

EV chargers, solar PV, additional LED screens, more workstations. We design the infrastructure so the next upgrade is a configuration change, not a rebuild. Extra circuits in the DB, spare conduit runs, fibre headroom in the comms room.

Costs little extra at install. Saves a fortune two years later.

05

Integration: how systems work with each other

The LED screen needs power and a data feed. The CCTV needs network and PoE switches. The alarm needs to talk to the access control. Most projects fail at the seams between trades.

We design every system to integrate with the others from day one, and commission them together, not back-to-back.

The full-service difference

Four contractors,
one set of headaches.

The standard fit-out involves separate sparkies, plumbers, network installers, and CCTV companies. They don't talk to each other. They turn up on different weeks. They blame each other when something breaks. We replace all four with one team.

01 / ONE SIGN-OFF

Certified together.

Electrical Part P, fire alarm BS 5839, emergency lighting BS 5266, CCTV GDPR documentation. All delivered as a coordinated handover pack. One day, one set of certificates, one filing exercise for your operations manager.

02 / ONE WINDOW

Installed together.

Trades work the same hours, on the same site plan, around the same operating constraints. No "the network was meant to be in last week before the sparkies came" calls. One project manager keeps every trade moving to the same end date.

03 / ONE NUMBER

Accountable together.

If a CCTV camera drops off the network six months later, you call one number, not three. We diagnose and fix at the boundary between systems, not by passing you between sub-contractors who each say "not us."

Building services aren't separate jobs.
They're one system. We treat them like one.

FAQ

Questions facilities & ops managers
ask before quoting.

Are you NICEIC-qualified?
Yes. Our electrical work is delivered by NICEIC-registered tradespeople and certified to BS 7671 (18th edition) with Part P notifiable installations signed off in your name. We can also provide fire-alarm work to BS 5839 and emergency lighting to BS 5266.
Can you upgrade electrics without shutting down operations?
Almost always, yes. We work circuit-by-circuit, isolating only the relevant zone, and schedule any necessary downtime for out-of-hours windows. For larger upgrades we phase the work, typically running new circuits alongside the old, then switching over at agreed times.
Do you handle Part P and building-control sign-off?
Yes. Every notifiable installation is registered with building control under our NICEIC membership, with certificates issued directly to you at handover. Nothing left for your facilities team to chase.
Can you integrate CCTV with our existing alarm system?
In most cases yes. We work with all the major commercial CCTV and alarm platforms (Hikvision, Dahua, Texecom, Honeywell, Paxton, and others) and we'll survey what you have today before specifying integrations. Mixed installs are the norm, not the exception.
What kind of networking do you install (Cat6, Cat6a, fibre)?
All three. Cat6 for standard office and retail installs. Cat6a where 10G future-proofing matters. Single-mode or multi-mode fibre for inter-building or comms-room backbones. Every install is tested, certified, and labelled to commercial standards with a documented as-built handover.
Do you do EV chargers and solar?
Yes. We install commercial EV chargers (7kW to 22kW) and DC rapid units for car parks and forecourts, and solar PV with grid-tie and battery storage where the roof and supply allow. Both are typically specified with new electrical fit-outs to avoid expensive retrofit costs later.
Can you maintain systems after install?
Yes. We offer ongoing maintenance contracts covering electrical EICR inspections (every 5 years), emergency lighting testing, fire-alarm servicing, CCTV health checks, and reactive call-outs. Contract terms tailored to your sites and risk profile.
Do you cover gas plumbing and Gas Safe work?
Our in-house team covers commercial water systems, drainage, leak repairs, and installations. Gas Safe work is handled through a vetted partner, coordinated and signed off through the same project manager, so you still only deal with one point of contact.
